The Juniper development team is committed to creating a community that values the preservation of green space and also brings the connectivity and lifestyle amenities that current and future residents of the area will enjoy for years to come. Our master-planned community is designed not just for living, but for fostering a sense of belonging among residents. We are excited to bring low-density development and high quality homes to families in the area that cater to a variety of lifestyes.
This development will be built in 6 phases over around 11 years (or longer depending on market conditions). It includes a substantial amount of water, roadway, and sewer infrastructure. We’ll participate with the City to dedicate an elevated storage tank site, as well as, 33 acres of city park. The development amenities will include 2 amenity center sites for a total of 6.4 acres, 7.4 miles of trail, greenspace, entry monumentation, and 2 trailheads.

What does ‘zoning’ mean?
This project is currently in the zoning process. It will be heard with a public hearing at the Planning and Zoning Commision on October 15. This commission is tasked with determining if the project meets the city’s comprehensive plan and city ordinances.
Next, it will be heard at a public hearing at City Council.
Zoning does not mean that all of the home sites will be built in a few days, months or even years. A project of this size will take over a decade to develop. Based on optimum market conditions, the soonest it could be built would be around 11 years. Adding in real-life economic impacts and market conditions mean it is more likely to be around 15 or more years to fully developed lots.

Phase 1 | 197 Lots | 126 acres
About: Phase 1 of Juniper will include 62’, 72’, 82’ and 100’ wide lots. This phase includes 197 total home sites within 126 acres of land providing a density of 1.56 homes per acre.
Adjacencies: Fontana Ranch (1.76 homes/acre), Somerset Park (2.21 homes/acre)
Comprehensive Plan: 2 homes per acre (up to 2.5 homes per acre with additional amenities)
Amenities: 2.35 acre amenity center site, open space, trail to schools, city trailhead/rest stop, 2 major entry monumentations

Phase 6 | 43 Lots | 82 acres
About: Phase 6 of Juniper will include ¾ acre, 1 acre and 1.5 acre lots. This phase includes 43 total home sites within 82.4 acres of land providing a density of 0.52 homes per acre.
Adjacencies: Oaks of Buffalo Way (0.55 homes / acre)
Comprehensive Plan: 2 homes per acre (up to 2.5 homes per acre with additional amenities)
Amenities: Trails, open space berms and trail along Lofland Circle, city park dedication, native prairie preservation, preservation of existing tree line buffer between phase 4

In summary, this is a large piece of land with a long history in Rockwall. The development team hopes to honor that history with a high-quality, low-density development. The entire development as a whole is considered low density as it is under the 2 unit per acre threshold (2.5 units with increased amenity)–it comes in at 1.66 units per acre overall.
